C. 315 - 325 Spadina Avenue

The site contains two main architectural clusters. 319-325 Spadina Avenue is a mixture of a  two-storey low-rise commercial building from the 1920s and 315 Spadina Avenue is a one-storey 1980s commercial building at the corner of Spadina and D’arcy. 315 Spadina Avenue was designed by Kirshenblatt Korman Maniates and it is unknown of the architect for 319-325 Spadina Avenue. Both commercial brick buildings, the architecture is typical of its features to the rest of Chinatown - glazing on the ground floor with large signage, and multiple alterations to these spaces to allow for owners to subdivide property for more commercial occupation. As a part of its heritage evaluation by ERA Architects in July 2019, it concluded that the property does not possess significant design, associative, or contextual value.

On July 25th, 2019, developers proposed and submitted a rezoning application to the City of Toronto for 315-325 Spadina Avenue for a 13 storey mixed-use building.
